L.1 Materials

L.1a The proposal specifies materials of high quality and commits to commission specialist workmanship for all the external aspects of the building.

L.1b There is no render specified for façades or boundary/dividing walls facing or visible from the public realm.

L.1c Any aluminium cladding specified for façades or boundary/dividing walls facing or visible from the public realm is anodised and the colour responds to the palette of the setting (also see Architecture A.7).

Some buildings in Nottingham that are not too old are already looking in poor condition. This standard of construction is no longer acceptable for the city.

Some buildings in Nottingham have had damages and decay to their external cladding, and are not diligently maintained by landlords. These material types are no longer acceptable for the city and any cladding proposed has to be tested to evidence exceptional durability.

In this building, the render is showing signs of decay and adequate maintenance has not been put in place. This is why, render is no longer acceptable for the city.

L.2 Maintenance

L.2a Detailed drawings (e.g. scale 1:10) are submitted to demonstrate how design features will be delivered, installed and maintained over time.

L.2b Management plans demonstrate how and how often natural features, ground floor gardens and set backs and façade materials will be kept in good condition.

Badly located/designed planters can become litter traps, impacting on the whole area and ultimately prompting further littering behaviours.

 

L.3 Edges

L.3a Where any lose material used for public/communal areas (e.g. pebbles, woodchip, etc.), a solid, durable edge of at least 100 mm high is used to contain the materials in place, avoiding over spilling onto paths and public areas.

L.3b There are no timber fences facing communal/public areas or paths. All boundaries are solid walls, made of bricks or stone.
