One of the main reasons for delays, deferral and planning refusals in Nottingham City Council is developers, applicants and designers’ lack of understanding of site and context (NCC Audit 2018).
1.1 Site analysis & vision
Successful applications demonstrate an understanding of the site and its setting, and how these inform proposals. For example:
Considering views in, out and through the development, and how these might be affected by changes in levels.
Considering micro-climates, including sun path, shade and prevailing winds.
Responding to existing boundary conditions to integrate new schemes with the immediate environment.
A robust site analysis that identifies the site constraints and opportunities will save applicants time as they will progress through the planning system with fewer impediments. It will also help officers and authorities understand the reasoning behind the proposals and ultimately, it will result in a better scheme.
Design Criteria
1.1.1 Undertake a site analysis to evaluate environmental and socio-economic site conditions.
1.1.2 Identify appropriate constraints and opportunities from the analysis.
1.1.3 Develop a clear understanding of how constraints and opportunities informed their proposals.
1.1.4 Outline their overall vision for the place ensuring that this has emerged from a robust engagement with the local community and stakeholders as outlined in the NPPF 129 P.38 (also see Community Engagement Guide).
